Project inquiries
Submitting an inquiry does not create a construction contract, book an appointment, guarantee availability or establish a project price. Scope, pricing, schedule, responsibilities and any warranties must be confirmed in a written agreement. Illustrative architectural imagery does not represent a completed Imperium project.
Equity estimates and financing
The calculator is a planning tool using the values and assumptions you enter. It is not an appraisal, credit application, financing quote, prequalification or approval. Estimated equity is not the same as cash available to spend. Actual financing depends on program terms, valuation, income, credit, liens, fees and the provider’s review.
The borrowing scenarios illustrate a loan or HELOC calculation; they do not price home equity investment or shared equity arrangements. This tool does not calculate interest, monthly payments, tax consequences or all potential fees. Loans secured by your home carry repayment obligations and may put your home at risk if you cannot repay.
Imperium provides construction services. Imperium Home funding options are offered through our joint venture partnership. The written funding agreement identifies the funding entity and sets eligibility, approval, costs and repayment or settlement obligations. An inquiry does not guarantee funding. Review the program’s written disclosures and seek independent advice as appropriate before making a funding decision.
The no monthly payment option refers to home equity agreements offered through the Imperium Home joint venture program for eligible homeowners. Fees and a later settlement obligation apply under the provider’s written terms. Settlement can depend on the home’s future value and be due at a specified term end or earlier triggering event. Existing mortgage payments, taxes, insurance and maintenance obligations continue. These agreements may be secured by a lien; unpaid obligations can put the home at risk.
